The CMF story began as a Property and Development Management company back in 1992.
CMF's Development Management division can get involved at any stage of the development process but ideally would be employed at the ground floor to create develop and control the project from inception to completion.
Below is a selection of properties that we have been involved with in recent years to demonstrate the breadth of resources and knowledge that we bring to any project.
Pacific Bay Resort, Coffs Harbour, NSW
In a JV with Multiplex Constructions CMF took a principal role in; purchasing the property; managing the re-design of the resort master plan and; arrange the on-sale of the resort to Thakral Holdings.
CMF in a joint venture with a consortium of local investors purchased the Hotel in Pitt Street Sydney and converted the property from a 90-room hotel to a 300 bed backpacker hostel.
Balmain Terraces is a luxury, whole floor residential apartment J.V. development CMF; purchased the property; arranged the finance; developed the D.A and; arranged the sale of the finished units.
Residential Apartments Redfern, NSW
A J.V. project where CMF; purchased the property; obtained the D.A.; arranged $10m finance; renovated the 44 unit residential and commercial building and; oversaw the sell-down upon completion.
St Pauls Terrace, Brisbane, QLD
St Pauls Terrace is a 70 unit residential unit and commercial office development. CMF arranged the D.A and the on-sale of the D.A. approved site on behalf of a local investor.
CMF purchased the property in a joint venture. CMF arranged the necessary bank funding ($5m) for the purchase and then secured Development Approval for a 92 room residential villa resort.
Kogarah Day Surgery, Kogarah, NSW
The Kogarah Day Surgery is a specialist three theatre day surgery. CMF arranged; a syndicate of doctors to purchase the property; property finance of $7m and; advised on the appropriate ownership structure.
Glenwood Subdivision, Seven Hills, NSW
Glenwood is a 170 lot residential land subdivision. CMF in joint venture with Thakral Holdings, purchased the site. It then; arranged finance; obtained D.A approval and supervised the project through to sell-down.
Residential Subdivision, Coomera, QLD
CMF has undertaken two residential land subdivisions in Coomera. The first a 30 lot J.V. the second 90 lot advisory role for a local builder. Both involved arranging equity and supervision to sell-down
Raceview Subdivision, Ipswich, QLD
Raceview, Ipswich is a 170 lot residential land subdivision in joint venture with a local builder. Watermark homes purchased the land with CMF; arranged $8m of finance; the D.A and supervised the development to sell-down.
CMF in joint venture ; arranged $4m finance; instigated rezoning negotiations with Council and; supervised subdivision of the 40ha block into industrial lots.
The Caledonian Estate Ipswich, QLD
Walloon is a CMF and Reed Property Services J.V. It involved the purchase of a 190ha site. CMF arranged finance of $8m; obtained Master Plan approval for 1,500 residential lots and D.A consent for 192 lots. Project pending.
The Avenue Estate Redland Bay, QLD
CMF, in joint venture with Reed Property Services; purchased the site arranged finance; obtained development approval and; supervised subdivision through to completion and sell down.
